Land Grading for Your Property
Land grading reshapes a property so it can better support the way you intend to use it. Ballard works with property owners to discuss elevation changes, soil movement, drainage, and access for construction preparation or broader land improvements.
A larger grading plan needs to connect individual work areas. A building site, driveway, yard, and natural drainage path influence one another. Looking at those relationships early helps avoid solving one problem while creating another farther downhill.
What to include in the conversation
- Site-wide assessment of grading goals
- Cut-and-fill earthwork within agreed limits
- Preparation around building and access plans
- Graded transitions between improved areas
- Drainage coordination and disturbed-ground finishing

Choose the Right Scope Before Work Begins
Think in finished elevations
The relationship between the ground, proposed structures, and existing access is more useful than an isolated instruction to remove a hill or fill a dip. Share the overall plan.
Establish material suitability
Not every excavated soil is appropriate for every use. Structural support, landscaping, and general shaping may call for different materials and verification.
Sequence clearing and stabilization
Vegetation removal, earthwork, drainage, and surface protection need to fit together. Ask how the site will be left between phases and at completion.
Planning the Work
Start with the way water enters, crosses, and leaves the property. A smooth surface can still drain poorly if the outlet is too high or the surrounding elevations are overlooked. Discuss how disturbed ground will be stabilized and which finishing work is included. Photos during or shortly after rain can reveal problems that are not visible during a dry visit.
What affects your estimate?
Area, elevation changes, excavation and fill volumes, access, soils, hauling, and finishing requirements affect the estimate. The project may also depend on drawings or specialist review supplied by others.
What to have ready
Provide a site plan if available, mark improvement areas, and explain what will be built or used on the graded ground. Share known wet areas, access limitations, and existing drainage features.

Questions About Land Grading
Is land grading the same as land clearing?
No. Clearing addresses vegetation and related obstacles. Grading changes the shape and elevations of the ground. A project may need both, with separate scopes.
Can grading improve property drainage?
It can when suitable surface-flow changes are possible. The water source, outlet, and surrounding grades determine whether additional drainage work is needed.
Can the work be completed in phases?
Discuss that during planning. Access and water management must remain workable between phases, and moving equipment back to the property can affect cost.
